Architectural Services

We offer a full architectural service from initial concept through to completion, guiding homeowners and developers through every stage with clear communication and expert advice.

We start by establishing a clear brief, then move through design development, planning permissions, detailed construction drawings, and on-site support—keeping you well-informed at every step.

With permissions secured, we coordinate consultants, prepare tender packages, and oversee construction until your project is fully realised. We are proud that most of our work comes from repeat clients and personal recommendations.

PHASE 1

Survey

Before we begin design work, we need to understand your building and its surroundings in detail. For smaller projects, we conduct surveys ourselves; for larger developments, we coordinate with specialist third-party surveyors.

We typically survey the entire property and its context—not just the areas affected by proposed works. This strategic approach allows us to consider the property as a whole and often reveals alternative solutions and opportunities you might not have initially considered.

PHASE 2

Concept Design

We develop a clear, concise brief with you, then transform your ideas into concept designs illustrated with sketch plans and 3D imagery. This visual approach helps you appreciate what's possible and stimulates meaningful discussion about your project.

Our aim at this stage is to identify the most practical options, explore materials and design precedents, and establish a strategic direction. For larger or more complex projects, we can prepare detailed feasibility studies.

We've found that time invested at this stage—by both architect and client—yields significant benefits throughout the rest of the project, saving time and costs later on.

PHASE 3

Planning

Once we've agreed on a concept, we develop it into a scheme ready for submission to the local planning authority. Our experience spans the full range of applications:

- Full planning permission for major and minor developments

- Pre-application advice and consultations

- Permitted development applications

- Householder extensions and alterations

- Listed building consent

- Conservation area consent

- Landlord's consent applications

PHASE 4

Detailed Design

Following planning approval, we refine our designs and prepare comprehensive working drawings suitable for construction and Building Control approval. The level of detail is tailored to the type and scale of your project.

At this stage, we can advise on construction costs and coordinate any specialist consultants needed to deliver a complete information package for builders. We also assist with tendering the project to contractors and help you select the right construction team for your needs.

ALL STAGES

Interior Design

Our in-house interior design service is available as a standalone offering or integrated seamlessly with our architectural services, for both residential and commercial projects.

We can introduce interior design advice from the outset or as your project develops, with the aim of helping you achieve the full potential of your space. Collaboration is key—each service is specifically tailored to you and your project's unique requirements, ensuring a cohesive design from structure through to finishes.

Phase 5

On site

Once construction begins, we can act as Contract Administrator or provide advisory support throughout the build process. This includes:

- Regular site meetings and inspections

- Progress reports and reviews

- Design revisions and problem-solving as issues arise

- Quality control and specification compliance

- Keeping the project vision on track

- Managing timelines and budget constraints

- Support through to practical completion and handover
